Vinyl, Fibre Cement, and Aluminum Siding for Pelham Homes

Failing siding is not a cosmetic problem. Cracks, gaps, and lifting panels let water reach the sheathing behind, which leads to rot, mould, insulation damage, and costly repairs that run ten times the original price. Niagara RoofMasters has been delivering siding repair, full siding replacement, and exterior renovation services for Pelham homeowners across Fonthill, Fenwick, Ridgeville, and the surrounding communities since 1995 — vinyl siding, fibre cement, wood siding, and aluminum systems backed by quality workmanship and a 15-year warranty.

Pelham puts more stress on residential cladding than most of the Niagara Region. Escarpment wind drives heavy rain at angles that builder-grade siding was never tested for, and freeze thaw cycles work at every butt joint and J-channel from late November through early April. Every project includes high quality materials, a free estimate, proper installation by certified professionals, and clear communication from quote to walkthrough.

    • 30+ years of siding services for Pelham homeowners and the entire Niagara Region.
    • Vinyl siding installation, fibre cement, wood siding, and aluminum options to fit any property.
    • Experienced team of siding contractors — in-house crew, no subcontractors on the job.
    • Sheathing inspection and house wrap replacement included in every full siding replacement.
    • Coordinated soffits, gutters, windows, and doors under one project manager.
    • Cold-winter-rated vinyl profiles built to resist cracks, water damage, and freeze thaw cycles.
    • Clear communication, itemized free estimate, and a written scope that delivers results.
    • Don’t Pay for a Year financing through Financeit on qualifying exterior renovation jobs.

Why Niagara Weather Punishes Pelham Wall Cladding

Pelham sits on the high ground of the Niagara Escarpment. Wind exposure is meaningfully stronger than the lake plain to the south, and cold winters drive freeze thaw cycles deeper into every cladding system. Three failure patterns dominate the siding work we do here.

First, vinyl panels installed too tight in summer crack at the nail flange in February — the PVC contracts in -20°C cold, and the panel can’t slide on the nail like it’s supposed to. Second, mature trees along Pelham Street, Canboro Road, and the older streets of Fonthill keep the north and east walls of many homes in shade. Moisture from tree drip plus reduced sun means moss, mildew, and rot on the sheathing within 10–15 years. Third, aluminum siding from the 1960s and 1970s on side-splits and ranches across North Pelham has lost its original paint film — chalking, fading, and dented panels are everywhere on that vintage of house.

Catching any of these early prevents the bigger costs that follow: water damage, rot, insulation contamination, and interior wall damage.

Warning Signs Your Exterior Walls Need Attention

Most homeowners notice the cosmetic issues first. The structural ones are subtler. Here is what we look for:

      • Cracks, splits, or holes in panels. Common on vinyl after 15+ years and on aluminum after hail events.
      • Lifting, bowing, or panels pulling away. Fasteners have backed out or the original install was too tight.
      • Moisture stains or peeling paint. Water has been getting behind the panels for a while.
      • Mould, mildew, or moss growth. North and east walls under tree cover are the usual suspects.
      • Soft spots when pressed. Sheathing behind has rotted — extensive damage is already underway.
      • Faded or chalky panels. Old siding past its useful life; usually time for full replacement.

Each of these gets photographed during the assessment. The written estimate addresses the specific issues we find.

Repair, Replacement, and Full Exterior Renovation

We handle the full range of exterior cladding work from one team, including the soffits, gutters, windows, and trim coordination that surface during a siding project:

      • Siding repair (panel replacement, J-channel resealing, fastener correction)
      • Full siding replacement on vinyl, fibre cement, and aluminum
      • New siding installation on new builds and additions
      • Soffits and fascia repair behind failed siding
      • Sheathing repair where rot has set in
      • House wrap replacement and insulation upgrades during full removal
      • Coordinated window and door trim during exterior renovation
      • Eavestrough adjustments where new siding requires it

One project manager, one crew — no finger-pointing between trades on the same wall.

Materials and Systems We Install Across Pelham

The right material depends on the budget, the architectural style, and how the existing walls have been performing.

Vinyl siding. The most-installed system on Pelham homes. Modern vinyl siding installation is impact-resistant, comes in any colour, and never needs painting. We install premium thick-gauge profiles engineered for Pelham’s cold winters and the energy efficiency homeowners expect. Lasts 30 to 40 years properly installed and noticeably enhances curb appeal on dated houses.

Fibre cement siding. James Hardie and equivalent products. Heavier and longer-lasting than vinyl. Excellent for heritage homes in Fenwick and older Fonthill streets where a wood-grain visual appeal matters. Holds paint 12 to 15 years between refreshes. Durable against impact, fire, and pests. Often paired with insulated sheathing to reduce energy loss and improve interior comfort.

Aluminum siding. Less common in new installations but relevant for matching or partial replacement on heritage homes that already have it. We source matching profiles when extensive damage requires partial repair.

Engineered wood siding. A middle option between fibre cement and vinyl on cost. Real wood look, factory-treated for rot resistance.

All systems installed by certified contractors who specialize in residential exterior work, with in-house GAF Master Elite, T-REX Elite, and James Hardie credentials and full liability insurance on every job.

What Happens During the Free On-Site Visit

A driveway quote is not an estimate. Every project starts with a 45-minute on-site assessment covering:

Existing siding condition. Material, age, panel profile, fastener condition, J-channel and corner integrity, and visible damage on every elevation.

Sheathing and wall integrity. We tap and probe to identify soft spots from rot behind the panels.

Soffits, fascia, and trim coordination. Wrapped fascia often needs attention at the same time as siding — we factor that into the scope.

Windows, doors, and openings. Where panels meet windows, doors, vents, and electrical penetrations is where 80 percent of water entry happens.

Insulation and house wrap. When full removal is recommended, we check whether wall insulation and weather barrier need upgrade.

You receive a written, itemized free estimate within 48 hours covering the system, square footage, sheathing repair if needed, trim, and price.

How We Approach a Project in Five Stages

      1. Free on-site assessment. A senior installer walks every elevation of the house, photographs problem areas, and discusses your goals — appearance, energy efficiency, and budget.
      2. Written, itemized quote within 48 hours. Material, square footage, sheathing repair if needed, trim, warranty, and a clear price.
      3. Material order and scheduling. Most projects start within three to six weeks of approval; custom colours and fibre cement orders run longer.
      4. Site setup, removal, and prep. Drop cloths, landscaping protection, scaffolding where needed. Old siding removed, sheathing inspected, house wrap repaired or replaced before new panels go up.
      5. Installation and walkthrough. Panels, J-channels, corners, and trim installed to manufacturer specification. End-of-day walkthrough, warranty paperwork handed over, site cleaned. Same crew, start to finish.

Do You Need a Permit for Siding Work?

Rarely for a like-for-like siding replacement. The Ontario Building Code treats replacing existing cladding with the same or similar material as a maintenance activity, and permits are not required. Permits do come into play when the work changes the structure of the building — adding insulation thickness that requires window or door extensions, modifying openings, or altering load-bearing walls. We pull the permit through the Town of Pelham Building Services office on your behalf when the scope requires it. Heritage-register properties in Fenwick and the older Fonthill streets may need a façade review before exterior materials change visibly — we have walked clients through that process before.

What Does Siding Replacement Cost in Pelham?

Siding pricing depends on house size, material, sheathing condition, and how much soffit, fascia, or window trim work is bundled into the same project. Below are 2026 ranges for residential jobs in Pelham.

Siding work Typical Pelham cost (CAD)
Vinyl siding installation $5 – $9 per sq ft installed
Fibre cement siding installation $10 – $16 per sq ft installed
Aluminum siding installation $7 – $12 per sq ft installed
Engineered wood siding $8 – $13 per sq ft installed
Localized siding repair (single area) $400 – $1,500
      Full siding replacement (avg two-storey) $14,000 – $32,000
Sheathing repair behind failed siding $4 – $9 per sq ft
House wrap and insulation upgrade during removal add $2 – $5 per sq ft
Soffits and fascia bundled with siding $14 – $28 per linear foot
Coordinated window and door trim updates $80 – $220 per opening

Final pricing varies with house size, access, existing wall condition, and the system chosen. Every line is broken out separately — fair pricing, no minimum purchase.

Why In-House Crews Make a Difference on Cladding Jobs

Most siding companies in the Niagara Region rely on subcontracted crews that rotate between jobs. We don’t. Every project from quote to walkthrough is handled by our own full-time installers. That continuity matters more on siding than on almost any other exterior trade because the work touches everything — sheathing, insulation, gutters, soffits, windows, and the building envelope as a whole.

A crew that lives this work every day catches the things a rotating sub never notices: the slight bow that needs shimming, the J-channel that should be a different profile, the fastener spacing that gets glossed over when speed matters more than longevity. Add GAF Master Elite, T-REX Elite, James Hardie, and Gentek certifications, $5M liability, and full WSIB coverage on every job. Local for 31 years. HQ at 2275 Highway 20, Welland — 15 minutes from any address in Pelham.

Pelham Homeowner Questions About Siding Replacement

How do I know if I need siding repair or full replacement? Repair makes sense when the panels are structurally sound and the damage is localized — a cracked panel, a failed J-channel, a small water entry point at a window. Full replacement is the right answer when the cladding is past 25 to 35 years, when extensive damage covers multiple walls, or when sheathing rot is showing through. The free on-site assessment tells you which.

Which siding material lasts longest in Pelham? Fibre cement and properly installed vinyl both deliver 30 to 40 years of service in a Pelham climate. Aluminum lasts as long structurally but fades and dents over time. Engineered wood and traditional wood siding need more upkeep but can last decades when maintained.

Will new siding actually lower my energy bills? Yes, but the energy efficiency gain comes from what’s behind the siding more than the siding itself. When we remove the old panels we inspect the house wrap and wall insulation and recommend upgrades when needed. The combined effect of new siding plus updated weather barrier plus topped-up insulation typically reduces energy loss noticeably.

How long does a full siding replacement take? Most two-storey Pelham homes take seven to twelve working days from start to walkthrough. Smaller bungalows can be five to seven days. Weather delays are factored into the schedule, and we don’t leave a house exposed overnight.

What warranty do you offer on siding work? A 15-year workmanship warranty on the install — longest in the Niagara Region. Manufacturer warranties on the panels run separately and typically range from 25 years to lifetime depending on product.

Do you handle the soffits, fascia, and gutters at the same time? Yes. Most siding projects benefit from coordinated work on soffits, eavestroughs, and window and door trim. One project manager keeps timelines tight and prevents the finger-pointing that happens when trades are scheduled separately.

After shopping around we settled on Niagara RoofMasters to install our new roof as part of a 6 unit townhome complex. From start to finish the whole job was done in a very professional manner. We are very pleased with the roof. The installers did an excellent job of protecting the property and cleaning up any roof debris. Any phone calls or concerns we had were always dealt with promptly. I had my roof replaced as well as the skylight in November 2018. I had consulted three other roofing companies in arriving at the decision to contract Niagara RoofMasters. I was impressed with the integrity of the company, best represented in my early consultations with Derek, through to completion of the work to follow up. I had the privilege of seeing work being done by Niagara RoofMasters on the homes of neighbours, as well as the quality of materials etc. I highly recommend the workmanship. All questions were responded to in a timely manner. The job was completed as promised and materials that made their way to the yard were picked up - even to extent of returning a second day just to walk through and ensure the yard was free of garbage or nails as best as possible. Was very pleased with this experience and would recommend!

Niagara roof Masters did a great job on our roof . We were quoted very quickly with a very detailed booklet with the supplies they would be using on the roof. Their quote was very reasonable with local competitors. They answered any questions I had before and after the installation. The staff were hardworking and friendly. I had recently recommend them to my Parents when they needed their roof done and they did a great job there as well. Great work everyone!

Top notch. Right from first contact via phone, to Derreck quoting job. The material and workmanship is excellent. Men are very respectful to property (we have a pool) and listened to any thoughts we had on our new roof. They even caulked an eavestrough that leaked at end cap. Oh yes, thanks guys for carrying my wife's groceries in. Roy and Diane
